How Much Does a Covered Walkway Cost in the UK?

Most school business managers and estates leads come to us with the same problem. They need a figure for a covered walkway before the next governors' meeting or the next round of capital planning, and every supplier website says "contact us for a price."
So here is the honest range we work to in 2026, and what moves the number up or down.
A covered walkway covers a route between two points: a classroom block and the dining hall, a mobile classroom and the main building, a car park and reception. It is not the same as a school canopy, which covers a space where children stay. If you are not sure which one you need, read School Canopy vs Covered Walkway first.
The short answer
A covered walkway typically costs £400 to £800 per square metre supplied and installed, plus VAT. Most school walkways we quote land between £15,000 and £60,000. A short, wall-mounted link sits at the bottom. A long, freestanding walkway between two buildings, with new foundations, sits at the top.
Larger walkways tend to come in towards the lower end of the per square metre range, because the design, survey and site set-up are shared across more structure.
Indicative budgets by size
These figures assume a powder-coated aluminium frame, UV-stable multiwall polycarbonate roof, a standard RAL colour, and a straightforward UK mainland site with a sound hard surface. They include supply, delivery and installation by a DBS-checked team.
| Walkway | Typical size | Covered area | Supply and install |
|---|---|---|---|
| Short wall-mounted link | 10m x 2.5m | 25 m² | £10,000 to £20,000 |
| Medium link between blocks | 20m x 3m | 60 m² | £24,000 to £45,000 |
| Long freestanding walkway | 40m x 3m | 120 m² | £48,000 to £85,000 |
| Multi-route or site-wide scheme | Custom | Custom | Quoted after survey |
Add 20% VAT. If the ground has not been checked, add a 10 to 15% contingency for foundations and making good.
Usually not in the headline figure: new concrete pads where the existing surface is too thin, drainage connections for the gutters, lighting, alterations to doors or thresholds, and any traffic management on a public road.
What changes the price
Length and width. Covered area is the first number we need. Widths usually run from 1.5m for a staff-only route to 4m where the walkway also doubles as covered play or dining space. Specify the width for the busiest time of day, not the average. More on that in How to Specify a Covered Walkway for Your School.
Wall-mounted or freestanding. A walkway fixed to the building on one side needs posts on one side only. Fewer posts and foundations mean a lower price. A freestanding walkway between two buildings needs posts on both sides and more groundwork.
Roof material. Multiwall polycarbonate is the standard for schools and gives the best value. Glass looks better and lasts well, but typically adds 30 to 50% to the cost of the roof element, and the heavier load can mean a stronger frame.
Roof shape. A flat or mono-pitch roof is the most economical. Bow and pitched roofs cost more to fabricate and look more finished, which can matter on a visible frontage.
Ground conditions. This is where quotes move most after a survey. Sound tarmac or concrete is straightforward. Soft landscaping, a slope, buried services or a change of level between buildings all add time and cost.
Access and timing. A walkway that can be delivered across an open playground in the summer holiday costs less to install than one that has to come through a narrow side gate in term time.
Extras. Integrated LED lighting, side screens on an exposed side, gutters and downpipes connected into existing drainage, and anti-climb details all add to the price.
Why quotes for "the same walkway" look so different
If you have three quotes ranging from £15,000 to £40,000, they are almost certainly not for the same thing. Check each one for:
- The clear internal width and the total length covered
- Aluminium or steel frame
- Polycarbonate thickness, and the anti-yellowing guarantee on the roof sheets
- Whether foundations, groundworks and making good are included
- Whether the installers are DBS-checked
- Separate warranty periods for the frame, the roof and the fixings
Until those match, you are not comparing like with like.
Hospitals and commercial sites
The same price drivers apply on NHS and commercial sites, but expect more time for approvals, out-of-hours working and infection control requirements on clinical sites. We cover that in Covered Walkways for Hospitals.
How schools pay for a covered walkway
A walkway is capital spend. The routes we see most often are:
School Condition Allocation (SCA). If your trust or local authority receives SCA, a walkway can go into its own capital programme without a competitive bid. See What is School Condition Allocation and Can You Use It for a Covered Walkway?
Condition Improvement Fund (CIF). For schools that bid for CIF, a walkway on its own rarely wins. It stands a better chance as part of a wider condition or safety case. See Condition Improvement Fund 2026: Can a Covered Walkway Actually Qualify?
Devolved capital, reserves and leasing. Smaller walkways are often paid from devolved formula capital, reserves or a PTA appeal. Since September 2024, schools can also arrange finance leases without Secretary of State approval. See Finance Leasing for School Outdoor Structures.
For the whole picture, read How Schools Fund a Covered Walkway: SCA vs CIF. If you need to take the case to governors, How to Write a Business Case for a School Covered Walkway shows how to present the cost over the life of the structure.
What to send us for a working budget
- Where the walkway starts and finishes, ideally marked on a site plan or aerial photo
- Rough length and the width you think you need
- Wall-mounted on one side, or freestanding
- What is underfoot along the route
- Any doors, steps or level changes at either end
- The holiday window you want to hit
With that, we can give you a working budget before a site visit, then a fixed price after a free survey. There is no obligation.
